US News and World Report College Rankings (edit/delete)

For eleven consecutive years USC-Aiken has ranked in the top three Public Baccalaureate Colleges in the South according to US News and World Report's yearly rankings. This year is the fifth time that USC-Aiken has landed in the number one spot!

USC-Aiken is a vital part of our community uniting people from around the world. It wasn't until I attended USC-Aiken after High School that I really appreciated the richness and beauty of our community. Meeting people from all over the country and all around the World while attending USC-Aiken, and knowing just how far they came to get an education from here made me appreciate my town and my educational experience at USC-Aiken even more.

So congratulations old friend on your accomplishment, and for putting Aiken on the map once again!

2008 Olympics. How fast can we really go? (edit/delete)

I don't know if anyone else has been glued to their TV for the 2008 Olympics like I have, but if you haven't been watching you are really missing a show. I know this really doesn't have much to do with homes for sale in the Aiken area, but I just couldn't pass on the opportunity to comment on how much science and technology is apparent to me while watching the 2008 Olympics.

From the way the events have been presented to the record breaking speeds that just keep coming event after event. I just have to wonder how much technology and it's advances have impacted the performance of these athletes. It's always incredible to watch the Olympics and see World Records shattered in an instant, but to see it happen event after event, and not only that but all top three finishers broke the previous WORLD RECORD?? This just seems amazing to me.

My question is how much of this do any of you think could be contributed to the advances in science? Did our understanding of how the body works and recovers result in a super charged Olympian for 2008? I can't wait to see how it all turns out, and it makes me wander....just how fast can we go!

There has been several lists printed recently on the most useful skills homeowners can have. I have some rental property, and I thought I would use that as a starting point of reference for my list. The skills that I found most valuable and ultimately saved me more money. I would like to see your ideas for this top ten list and compile a final list from the results. If you want to comment and add any suggestions please do so, and in the future I will post the "final" list in my blog so that we can all use it to provide for our first time homeowners or investors who may need a little guidance. Please feel free to post suggestions or your own top ten list. The answers provided most frequently will be used in the final list. I look forward to seeing what makes your list!

Here is my list in no particular order:

 

-Ability to change HVAC filters

-Minor Drywall Repair

-Change tank kit in toilet

-How to properly use wall anchors

-How to change a doorknob

-How to use caulking gun

-Install ceiling fan/fixture

-How to turn water/gas main off

-Adjust ball float in toilet to stop water from running

-Knowledge to know when to call a professional!

With all the talk in the market that "now is the time to buy," many first time homebuyers are weighing their options -- and the mixed opinions of experts in the field.

While home prices may be at affordable prices -- even dropping -- in some areas, the fear remains that prices could continue to drop, leaving a new homebuyer with a home that is worth less than what they owe. This is a tricky situation when the average homeowner only stays in a home for 6 years. (NAR) Will the market rebound in that time?

But many analysts -- such as those at the National Association of Realtors -- are expecting the market to turnaround - albeit slowly -- as the next year progresses. Existing home sales are expected to rise 5.0 percent in 2009.

ABC's of REAL ESTATE 


As Paramedics we were trained to focus on three things FIRST when coming in contact with a patient. Those were, in order, airway, breathing, and circulation, or ABC's as we called it. If anything was wrong with one of those things, we treated it immediately before moving on to any multitude of minor things that may be happening. Those first three were vital to your patients survival and ultimate quality of life.

The ABC's are just as relevant in the real estate arena. Our clients would be the airway. Without them we have no business. It is important that we take care of them first and foremost. The breathing would be our client's prospective goal, whether that be buying or selling. It's what the pulse works on getting where it needs to be and when it needs to be there. Although each and every part is essential, none can sustain the "life" without the others. In a medical nutshell, this is how our team views our part in assisting my clients with their goals.

  • Solid background information. Almost 20 percent of men aged 18-34 and 20 percent of single people don't even know what a foreclosure is, according to Trulia.com. Get some background information not only on the details of the foreclosure process, but information about the spate of foreclosures  in today's market.

  • Expert assistance. Work with a real estate agent or attorney experienced in foreclosures and the local market.

  • Market knowledge. Look at neighborhood data with emphasis on real time sales. Compare current and last year's home values to determine which way the market is moving. Expert help should have this information at their fingertips.

  • Mandatory inspections. A professional inspection minimizes hidden costs that could cut into any savings realized by purchasing a bargain-priced foreclosure.

    My team and I have certainly been noticing that there are more houses for sale appearing daily in our MLS. What used to be a number around 12 to 15 has steadily gone up to around 20 or more on some days. With the number of available houses for sale increasing I can't help but wonder what's going on in Aiken that I don't know about yet. This is my first blog, and I hope to try and keep track of trends with the housing market and any other interesting news regarding the sale of homes and houses throughout the Aiken area.
