1. Vous pouvez louer un "openspace sim" de Linden Lab. entierèment a un prix très raisonable.
Ce sim sera placé comme sim isolé independant sur le monde SL.
Nous nous attendons à ce que vous gardiez le sim pendant une période prolongée. Si annulé dans 3 mois, US$ 50 sera chargé comme la dépense pour changer le nom de sim.

2. Tous les members basiques et premiums aussi bien que celui qui n'est pas un citoyen du Japon peut louer le sim.

3. LES PROPRIETES DU SIM
Un 'openspace sim' de 65,536 m carres avec 3,750 prims (dont 250 prims soront utilisés pour la gouvernance par le propriétaire, Tohl).
Le 'terra-formation' doit être faite par le locataire. (Vous pouvez demander à l'explication et le conseil au propriétaire.)
Vous pouvez nomer le sim comme vous le souhaitez. Paiement d'un supplément sera necessaire pour le changement de nom de sim plus tard.

4. TARIF
Tarif initial : L$ 40,000
Paiement mensuelle : L$ 26,000 (Le frais pour le mois courant est calculé aux jours qui restent. Le frais pour le mois suivant doit être paié vers la fin du mois précédent.

COVENANT FOR RENTING AN ENTIRE OPENSPACE SIM

1.  You can rent an entire openspace sim, to be provided by Linden Lab, at a very reasonable price. This sim will be placed as an independent and isolated inworld sim.
We expect you to keep the sim for an extended period.  If you cancel the rental agreement within 3 months, a fee of US$50 will be charged to you as the cost to change the name of the sim for the next tenant.

2.  Both basic and premium members are eligible to rent the sim. It is also not a requirement that you are a citizen of Japan to rent it.

3.  PROPERTIES OF THE SIM
An openspace sim of 65,536 sq. m with 3,750 prims (of which 250 prims will be used for governance by the sim owner, Tohl).
Terra-forming should be done by the tenant (you may ask for explanation and advice from the owner).
You may choose to name your sim.  An extra charge will arise if you want to rename the sim later.

4.  CHARGES
Initial charge: L$ 40,000
Monthly charge: L$ 26,000 (calculated by the actual days of use for the current month; payment for the next month should be made by the end of the current month)

5.  RENTAL PROCEDURE

8.  OTHER RESTRAINT
There will be periodic inspections by staff from Tohl's office in order to protect from terrorism and/or disorder (you will be notified of the names of the staff prior to inspections).
Heavy scripts, 'huge' objects, and actions which cause nuisance are not allowed (the owner will judge on these matters based on commonsense).
Modification of the shape of the terrain is allowed (the ownership is transferred to you).

The covenant for the 'female/couple only' sim will generally apply for the terms not specified here.

The Tohl SIM agreement for Residential SIM only

***************************************************************

This agreement is provided as a directions of the private island (for SIM only for the residence) that Tohl Nakamori possesses, or Tohl Nakamori will develop, and which exist in virtual space "Secondlife" on the Internet by the United States Linden Research, Inc ("Linden Lab").

You as a tenant must obey the agreement, when you rent in the sim.

1. Basic policy
Linden Lab sets out six behaviors
We will manage the sim based on six behaviors of "http://secondlife.com/corporate/cs.php" and Constitution of Japan.

Big Six
1 Intolerance
Intolerant (discrimination) behaviors concerning race, religion, and gender, etc.

2 Harassment
Harassment behaviors of threat and sexual harassment, etc.

3 Assault
Attack behaviors to other party with no consent in public area.

4 Disclosure
Exposure behaviors of individual information and privacy, etc.

5 Indecency
Shameless behaviors of nakedness in PG(Parental Guidance) area and excessive violence expression, etc.

6 Disturbing the Peace
Behaviors of disarranging a peace , such as obstruction of spam and event etc.

The user who can not obey them will be expelled and banned from the sim.

Public order and standards of decency (Order of national society and customs of goodness, moral sense on society) and common sense is preferable condition.

2. Basic policy concerning land use

All land of the private island Tohl Nakamori owns(it is called Tohl SIM) is rentals only, you as a tenant have the right to lease the land, you do not have the ability to resell the property, do not have the ability to sub-lease the parcels.

The word "buy" is used in rental procedure, the word "rent" is assumed to be accurate meaning.

Tohl SIM is the residence only for only woman and couple.
Commercial use such as stores, establishing a business such as events, an advertising act, political use, religious use in land, and the annoyance of other residents are prohibited.

Tohl SIM is not only residential area for the Japanese, but also overseas people are enabled the residence. The basic account or the premium account is available.

Tohl SIM is all parcels PG(Parental Guidance) area.

All parcels of Tohl SIM have waterfront.  You as a tenant is allowed terraforming the parcels, modifying the parcels.
Houses or building are allowed to be built up to 30 meters from original land height. Underground is allowed to dig 30 meters from original land height.

The unsuitable building for surrounding spectacle is prohibited. Moreover, the modification which will generate the trouble to other residents is prohibited. Please cooperate in excellent spectacle maintenance so that all residents could live comfortably.

Special Note

When you rent one sim, and the sim have the boundaries existing sim, please keep good taste in the around.
The your boundary line have to keep the sea or the land of 32 meters distance or more distance.

The one sim rent is provided a private sim, the sim is one of Tohl SIM lands. Please keep in mind that everybody can go through, you run the your land based on the agreement.

When you can not run the your land based on the agreement, please contract other independent sim.

If your behavior break the agreement,  or  if there are improvement request from other residents, you may be requested to move the sim from owner. In case of moving the sim, you have to pay the move cost(US150$).

When you as a tenant set up the skybox, keep them above 350 meters or more and keep the height difference of  50 meters or more with neighbors.

The running script (prim saver, etc), a big texture of the bmp data etc. (The one to exceed 512×512 pixels), excessive physical objects, intense particles and HUGE prims, etc is prohibited, because they generate high workload on your PC or on the sim, and generate high lag in the sim. Besides the noise made by shout object is prohibited.

Tohl SIM is set up public parcels on the borders of the neighbors, but please keep in mind that your building or plants do not stick out from your parcels. The skyboxes and airbone builds in the sky is likewise.

The contract need an interview, I reserve the right to judge the contract. 

3. Cancellation of  contract

Owner（ Tohl Nakamori ） reserves the right to cancel the contract, when you as a tenant violate the agreement above 1 and 2, you do not improve the request from the owner.

When you fail to pay rent within the prescribed period and you do not contact without fair reason, you have to return all building and you are cancelled the contract. 

When you are a criminal, you imitate a criminal  and/or belong to a criminal group in Real Life, I reserve the right to cancel the contract at any time. 

4. Cancellation

You as a tenant may break the rent at any time. you will be refunded minus the days you already used. Please contact Tohl Nakamori about the cancellation.

5. BAN (banishment)

You as a tenant is allowed to set personal BAN in your parcel.
Please let us know quickly, owner Tohl Nakamori or the sim officer (Natsu Sosa), if you have the trouble, such as terrorism, or griefing activities(nasty trick, shameless behavior) .
We will do fact-finding, and warn. If need be, we will expel and ban the person from Tohl SIMs.

6. Rental price

The rental price may be changed in the future. In that case, we will report by at least one month ago. Rent payment is basically in Linden dollar(L$). Please contact Tohl Nakamori, when you hope "Account transfer in yen".

7. Other matters that have not been described above

In case the problems that have not been described above happen, we will deal with them with sincerity.

We may stop the rental contract with you, when there is correspondence without sincerity at the problem resolution.

This agreement may be changed in the future. In that case, I will report the change before applying the rule content.

当規約は、米国リンデン・ラボ社が運営するネット上の仮想空間「セカンドライフ」に存在する、あるいは今後展開するTohl Nakamoriが所有するプライベート・アイランド（居住専用 SIM 用）を利用するにあたっての規約として定めます。
ご利用いただく場合は、当規約をご理解ご同意の上、遵守いただくものとします。

１）すべてにおける基本事項
リンデン・ラボ社が定めた「ＢＩＧ６」（http://secondlife.com/corporate/cs.php）並びに日本国憲法に基づき運営いたします。

「ＢＩＧ６」
　1. Intolerance　人種や宗教、性別などに関する非寛容（差別）行為
　2. Harassment　脅迫やセクハラなどの嫌がらせ行為
　3. Assault　通常エリアでの同意を得ない相手に対する攻撃行為
　4. Disclosure　個人情報やプライバシーなどの暴露行為
　5. Indecency　PGエリアでの裸や過度の暴力表現などの破廉恥な行動
　6. Disturbing the Peace　スパムやイベントの妨害など平和を乱す行為
　これらを守れないユーザーはＢＡＮ（追放）の対象となります。

公序良俗（国家社会の秩序と善良の風俗。社会の普遍的道徳観）及び一般常識の範囲内での利用のみ許可するものとします。

２）土地利用に関する基本事項
Tohl Nakamoriが所有するプライベート・アイランド（以下、Tohl SIM と呼びます）の全ての土地は、販売せずレンタルとします。土地の所有権はお渡しいたしますが、転売はできません。又貸しも原則禁止とします。
レンタルの手続きにあたり「販売」という言葉を使用しますが、あくまでも便宜的なものと御理解ください。

Tohl SIM は、女性およびカップルのみの居住専用とし、店舗等の商業利用、イベント等の興業、土地における広告行為、政治的利用、宗教的利用、その他住民に迷惑がかかる行為は一切禁止とします。

Tohl SIM は、日本人専用居住区ではありません。セカンドライフのボーダレスな性格を最大限お楽しみいただくため、海外の方々も居住可能とします。また、ベーシック会員、プレミアム会員どちらでもレンタル可能です。

Tohl SIM は、全区画ＰＧ（Parental Guidance）エリアです。

Tohl SIM は、全区画をウォーターフロントとしています。土地の改変は可能ですが、土地の原型の高度から、建築物を含め地上30m以内、地下30m以内とします。
周囲の景観に相応しくないものは禁止とします。また近隣にご迷惑のかかる改変も禁止とします。
全ての住民が快適に過ごせるよう、良好な景観維持にご協力をお願いします。

※特記事項
一つの SIM を丸ごとレンタルで、既存 SIM 群と隣接する場合は、既存 SIM 群の景観に準ずる土地の造成をお願いします。
また、隣接する面については境界から 32m 以上の「海」、もしくは景観を損なわない「陸地」のみとし、隣接 SIM 住民の美意識に悪影響が出ないようお願いします。
丸ごとレンタルは個人所有 SIM ではありますが、あくまでも Tohl SIM 群所属ということを御理解いただき、誰でもが通行可能であること、当規約に基づいた運営であることを遵守いただきます。
ここに外れる利用の場合は、独立 SIM としてご契約ください。また、隣接する SIM 群に所属する契約であっても、契約後この規約から外れる行為が認められた場合、あるいは他住民から改善要求があった場合は、ご相談のうえ独立 SIM として移動していただくことがあります。その際に必要となる移動費用（US$150）は利用者負担となります。

スカイボックスを設置する場合は 350m 以上とし、また近隣と 50m 以上の高度差を保持してください。

プリムセーバー等の常時起動スクリプト、bmp データ等の大きなデータ（512×512pixels を越えるものも含みます）によるテクスチャ、過度な物理オブジェクト、激しいパーティクル、HUGE Prim 等は、ＳＩＭ及びクライアントＰＣに対して高い負荷をかけることとなり、快適な暮らしを阻害することとなりますので禁止とします。
また、シャウトオブジェクト等騒音源となるものの利用も禁止とします。

Tohl SIM は、全区画において隣地との境界に公有地を置いていますが、建築物および樹木等のオブジェクトはご自分の土地からはみ出さないようにご注意ください。スカイボックス等上空施設についても同様とします。

ご契約にあたり、ご本人との面接をさせていただきます。また審査のうえ、不適当と判断されるときは、契約をお断りする場合があります。

３）契約の解除について
オーナー（Tohl Nakamori）が、利用者が上記「１及び２の各条項」に反していると判断した場合は警告し、警告の主旨に沿った是正が無い場合はレンタル期間内であっても契約を解除させていただきます。
レンタル期間が過ぎても継続のお支払いがなく、また正当な理由無く連絡も取れない場合は建築物等を返却のうえ、契約を解除させていただきます。
現実世界における犯罪者もしくは団体などが所有者であると判明した場合、もしくはそれらを模倣する場合は、レンタル期間中であっても契約を解除させていただく場合があります。

４）解約について
利用者からの解約はいつでも可能です。その場合、既にお支払いいただいたレンタル費から日割り計算で精算をさせていただきます。
なお、解約の事前にオーナー Tohl Nakamoriまでご連絡をお願いします。

５）ＢＡＮ（追放）の扱いについて
利用者がご自分の土地に個別にＢＡＮ設定することは可能です。
また、テロ行為（政治的思想などに基づき、他者を攻撃する行為）、グリーファー行為（嫌がらせ、悪戯等の愉快犯的行為）などの被害に合われた場合は、即刻オーナー Tohl Nakamoriもしくはオフィサー（別途氏名通知）までご連絡ください。事実関係を確認のうえ、該当者に対する警告を行い、必要と判断した場合は全ての Tohl SIM からＢＡＮ（追放）することとします。

６）レンタル費について
レンタル費は将来において変動する場合があります。その場合は少なくとも一ヶ月前までにご連絡いたします。

レンタル費のお支払いは、L$ でのお支払いを基本とします。
「円による口座振込」をご希望の場合は、オーナーTohl Nakamoriまでご連絡ください。

７）その他記載されていない事項について
上記に記載されていない問題等が発生した場合は、誠意をもって話し合い、解決するための努力をするものとします。問題の解決に際して誠意のない対応があった場合、やむを得ず契約を解除する場合があります。
